Job Description

Hirewell has been exclusively retained to lead the search for a District Manager by a national, growing self-storage owner. This is a high-impact, field-based leadership role responsible for the overall performance, customer experience, and team development across multiple self-storage facilities in the greater Ohio region.

Based either in Akron or Cleveland, the District Manager will lead operations across the region. The ideal candidate is a hands-on operator with a proven track record in multi-unit or property management, a passion for developing frontline teams, and the ability to drive revenue and operational excellence in a fast-paced environment.

Responsibilities include:

  • Oversee the day-to-day operations across ten (10) locations in the Ohio region, ensuring each facility meets company standards for cleanliness, security, and customer experience.
  • Drive revenue performance by monitoring occupancy rates, rental trends, and pricing strategies; implement corrective actions as needed to meet financial targets.
  • Recruit, hire, train, and develop Property Managers and onsite staff, conducting regular performance reviews and providing ongoing coaching and mentorship.
  • Conduct regular site visits to each location, ensuring properties are well-maintained, properly staffed, and operating in compliance with company policies and procedures.
  • Serve as the primary point of escalation for customer service issues, resolving concerns promptly and professionally to maintain high satisfaction scores.
  • Partner with the corporate team and senior leadership to report on regional KPIs, submit forecasts, and contribute to strategic planning initiatives.
  • Oversee facility maintenance programs, coordinating with engineers, vendors, and contractors to ensure timely and cost-effective resolution of property issues.
  • Implement marketing and promotional strategies at the local level to support lead generation.
  • Ensure all facilities are operating in compliance with local, state, and federal regulations.
  • Travel within the Ohio region a few nights per month as required to support facilities, conduct training, or attend company meetings.

Qualifications:

  • Bachelor’s Degree in Business, Real Estate, Operations Management, or a related field; Equivalent work experience will be considered.
  • 3-5 years of multi-unit management experience, preferably in self-storage, property management, retail, or a related service industry.
  • Demonstrated ability to lead and develop field teams across multiple locations.
  • Strong financial acumen with experience managing P&Ls, budgets, and revenue-driving initiatives.
  • Proficiency with property management software and standard business tools; Experience with SiteLink or similar platforms is a plus.
  • Familiarity with self storage operations, lien laws, and revenue management principles.
  • Valid driver’s license and reliable personal transportation; Ability and willingness to travel throughout the Ohio region with occasional overnight stays. (All travel-related expenses including fuel, meals, and lodging are covered via a company-provided credit card.)
  • Excellent communication and interpersonal skills with the ability to build relationships at all levels.
